                IMPORTANT   RENTAL   CONDITIONS

 

IF  YOU  CHOOSE  ME  AS  YOUR  REALTOR THAN I WILL 

MAKE SURE  THAT THOSE IMPORTANT RENTAL CONDITIONS  

WILL  BE  INCLUDED IN YOUR  RENTAL CONTRACT:

 

   

1.   PROFESSIONAL 24-HOURS-SERVICE DURING THE ENTIRE RENTAL TIME

 

2.   OUR LANDLORDS RENOUNCE TO A TERMINATION UNTIL  

      (here your PCS date will be  recorded). This clause is very important due to unexpected situations like 

        a) landlord goes bankrupt, b) decision to sell the property, 3) divorce or 4) death.

       

      IF YOU DO NOT HAVE THIS AGREEMENT YOU MAY HAVE TO MOVE OUT WITHIN 

      3 MONTHS AND THIS WILL COST YOU MONEY 

       

3.   OUR LANDLORDS OBLIGATED THEMSELVES TO PAY FOR YOUR MOVING COSTS AND  

       FINDER'S FEE NECESSARY TO FIND YOU A NEW PLACE in CASE THE HOUSE YOU

        ARE RENTING WILL BE SOLD TO SOMEBODY WHO WOULD LIKE TO MOVE IN PRIOR  YOUR PCS

       

4.    OUR LANDLORDS PAY FOR ALL REPAIR COSTS 

       (REPAIR COSTS IN GERMANY ARE VERY HIGH)

 

5.    OUR LANDLORDS AGREE TO THE 30 DAYS TERMINATION FOR MILITARY    

       REASONS (VERY IMPORTANT FOR YOU).

 

 

6.    THE SECURITY DEPOSIT WILL BE IN A JOINT ACCOUNT ON YOUR NAME AND THE    

       LANDLORD HOLDS THE BOOK. THIS WILL GUARANTEE  THE RETURN OF YOUR SECURITY 

         DEPOSIT WHEN YOUR ARE MOVING OUT PROVIDING THERE ARE NO DAMAGES.

 

 

7.    OUR LANDLORDS INCLUDE ALL OPERATIONAL COSTS IN THE RENT.

        SUCH AS INSURANCES, PROPERTY TAXES, BOILER SERVICE MAINTENANCE, CHIMNEY CLEANER, 

         TRASH PICKUP-SERVICE AND TRASH FEE etc. 

         (NORMALLY THE TENANT WOULD HAVE TO PAY THESE COSTS SEPERATELY).

 

 

8.    OUR LANDLORDS ACCEPT TERMINATIONS ALSO PERSONALLY, VIA FAX OR E-MAIL 

       (and not as required only by registered german mail service). THIS IS VERY  IMPORTANT FOR YOU AS YOU 

         MAY BE IN A SITUATION WHERE THERE IS NO POSSIBILTY TO SEND A REGISTERED LETTER.

 

 

9.    YOU CHOOSE THE PROPERTY YOU WANT TO RENT AND NOT BE CHOOSED BY THE  

       LANDLORD AMOUNG ALL PARTIES INTERESTED IN RENTING THE PLACE.

 

    

                 VERY IMPORTANT INFORMATION FOR YOU TO KNOW:

 

PS) Be aware of Real estate agents, who will stick the finder`s fee into the rent and ask you to pay it to them monthly 

(for example: they stipulate a rental contract for 1.500 rent per month,

        and after the contract is reviewed and appoved by HRO, they ask you
       send 1.300 to the landlord and 200 to them as a payment for the finder`s fee

                                                           OR                                                                               

    so called property managers, who put 10% of the rent into the " Operational cost" for their fee. This is illegal and is considered
       abuse of government`s funds.The management fee is a fee that the landlord pays directly to the property manager    

                                                                 OR 

          Insist to meet the landlord, at least speak to him/her, and the tenant or the            property manager should show a statement, that the landlord has given authorization ro rent the place and for what price, because some agents are tenting the place for a lower price and rent it to you for a higher price. 

( DO   NOT   ACCEPT   SUB-LEASING   CONTRACTS )

The operational costs, such insurances, property taxes, boiler service and maintenance, chimney cleaner, trash (at least trash fee) etc.....            

      should be in the rent and should be clearly specified in the rental contract

 

BE ALSO AWARE OF ADVERTISINGS PUT UP ON BULLETIN BOARDS 

IN HOTELS, (IN AND OFF POST) PX, COMMISSARY etc. ... 

 

                          

THIS IS DONE BY NON-PROFESSIONALS

(some are dependent's wives)   

 

Others work for American Institutions. 

 

They are abusing and misusing their ID CARD PRIVILEGE 

in order to get on Post and post their advertings.

They do this on the side and they do not have a real estate license 

and they are soley interested to make a quick Euro .

DO NOT ACCEPT ONLY SPECIFIC NAMES GIVEN TO YOU INDIVIDUALLY 

BY CERTAIN HRO REPRESENTATIVES
